Finding Tenants

Properties that are vacant, or becoming vacant, necessitate finding a tenant and to achieve this we recommend several forms of marketing.

The following marketing techniques are employed to maximize exposure of the available properties - thus ensuring a quality tenant. Our rigorous selection process is a key element in the success of our Property Management Department. Your tenants are the custodians of your property and good tenants will treat your property with respect.

Appointments

We accompany all prospective tenants through vacant, occupied or furnished properties.

Rental List

An accurate and comprehensive description and photograph will be placed on our Rental list, which is freely distributed to any prospective tenants that visit our office and at all our “Open for Inspections”.

Internet

The Internet has become very popular and we receive e- mail s not only from local prospective tenants but also from interstate and overseas interested parties. Access to our available rental properties is through any of these four web sites, realestateview.com.au, realestate.com.au, domain.com.au and bellrealestate.com.au.

The Age Newspaper

The Age is a popular form of advertising for rental properties and with your permission we usually advertise in the Saturday edition. This medium is especially useful for commercial properties.

Weekly Local Newspapers

Local Newspapers such as Knox Journal and Mail Newspaper Group are becoming more and more popular for advertising rental properties. They can be quite effective for properties that are local.

Open for Inspection

We conduct open house inspections at times to enable tenants to view properties without making a specific appointment; we also attend to appointment times outside the specified open time.

“For Lease” Board

Erecting a board (especially on a property located on a busy road) can generate a lot of inquiry from people passing by or visiting friends, family or the facilities in the area.

Relocation Agencies

There are a number of Relocation Agencies that we work with on a regular basis. These Agencies usually relocate executive tenants for large companies such as BHP, Shell and ANZ, to name just a few. Details of suitable properties are e-mailed or faxed to these Agencies on a weekly basis.
