Selecting a Suitable Tenant


The Application Form

Having an extensive Tenancy Application Form is extremely important. Each individual must complete a separate form and important information regarding his or her rental history, work history and next of kin is sought. Since the introduction of the Privacy Act came into place recently, we must notify prospective tenants that we will be divulging their personal information to the Landlord and other parties as necessary. You are made aware of all applications first and if suitable we go on to the next stage.


Checking References

Once all references are checked and all information has been confirmed we highly recommend a credit check through The National Tenancy Database on any Application that you have instructed us to proceed with. This gives us an indication of the prospective tenant's rental history and credit rating.


Condition Report

This is one of the most important documents when entering into a lease agreement. A detailed condition report makes for an easy disbursement of the bond at the end of the tenancy, where no disputes can arise and both landlord and tenant are happy.


Photographic Record

This is becoming more and more important with time. We record the complete condition of your property inside and out with a camera that has a time and date on it. At the end of the tenancy there are no disputes whatsoever regarding the condition of the premises. Also, on the slim chance that we might need to appear at the Tribunal most Tribunal Members ask for proof of the condition of the premises at the commencement of the tenancy.


Bond

With the introduction of the Residential Tenancies Act 1997, all Bonds are lodged with the Residential Tenancies Bond Authority. This is a neutral body, which holds the Bond until the end of the tenancy. The Landlord must make an application to the Tribunal within 14 days of the Tenant vacating to deduct any amount from the Bond unless the Tenant is in agreement.
