Urgent Repairs
This is one part of the Residential Tenancies Act that allows a Tenant to spend $1,000 of the owner's money on “Urgent Repairs”. There are strict guidelines on what is deemed an “Urgent Repair” and Tenants must follow these guidelines. Your Tenant already has this authorization through the Act. If you do not wish to give your Agent the same authorization then “Urgent Repairs” have to be left to the Tenant if you cannot be contacted.
Tradespeople
Should your property require general maintenance or “Urgent Repairs” we do have a number of qualified, insured and reliable trades people at hand, who also give us competitive prices. You can also nominate your own qualified trades people be they family or friends.
Routine Inspections
These inspections are all important, as we get an idea of how the Tenant is maintaining your property and keeps us in touch with the Tenant and the property. These inspections are usually conducted every six months and you are welcome to attend. We then provide you with a written report and our recommendations on whether the property requires any maintenance, a rent review or a lease renewal.
Property Inspections
It is our recommendation that every property owner should have their property inspected by a Qualified Property Inspector every few years, especially properties that are over ten years old, property inspections are important due to the effect weather and time can have on the foundations and structure.
